POSITION SUMMARY: Under the general direction and supervision of the Liveplace/Workplace Services Supervisor and Director LPWP Services, the LPWP Services Technician 2 will perform maintenance and repairs on all On Lok's facilities.

DUTIES / RESPONSIBILITIES:

  1. Maintain a working knowledge of building systems and Facilities operations.
  2. Acts as the primary contact for any building issues (climate control, odors, smoke, spills, damage, emergencies and repairs).
  3. Create work orders on demand from phone, email or verbal request, and process daily work orders, and update work orders and ensure proper communication to work order requester.
  4. Perform maintenance of interior and exterior buildings including painting, minor construction, repairs, equipment and furniture installation.
  5. Actively monitor facility and equipment conditions, make recommendations for maintenance or improvement.
  6. Maintain all building equipment, supplies, tools, and keep an inventory.
  7. Manages and maintains primary utilities' systems. Heating system, elevators Checks and controls water, gas and electric systems under direction from supervisor.
  8. Assist Solicits bids and quotes from vendors and Monitors contractor performance and works closely with outside vendors and contractors to ensure work is completed according to specifications.
  9. Assist with project coordination for all size projects including large scale repair and new facility construction/renovation projects.
  10. Assists with maintaining building security and immediately responds to building emergencies on a 24/7 basis.
  11. Assist supervisor with bids and quotes from vendor.
  12. Perform repairs and/or replacement of plumbing fixtures, valves and other devices as required.
  13. Perform re-lamping, repairs and/or replacement of electrical fixtures, devices and appliances as required.
  14. Perform carpentry work as required to repair windows, doors, hardware, screens and furniture and some installation and dismantles.
  15. Troubleshoot and perform repair on mechanical, electrical and plumbing systems.
  16. Transports goods or equipment as required.
  17. Assist and perform PM program, monthly, weekly, and daily inspection. Provide written documentation to the Facilities Supervisor.
  18. Perform cleaning duties as necessary to maintain facilities.
  19. Assist provide training to new employees and refresher training on an as-needed basis.
  20. Follows OSHA regulations for all projects, equipment operation, and chemical usage including labeling, storage, disposal, and the use of personal protective equipment.
  21. Assist oversee overall building cleanliness and job performance of technicians I.
  22. Performs other maintenance duties as assigned by the Facilities Supervisor or Director.

QUALIFICATIONS (knowledge, skills, abilities):

  1. Must possess a high school diploma with a minimum of (3-6) three to six years of facilities maintenance experience.
  2. Certified or good knowledge in HVAC, mechanical, spa/pool, plumbing, electrical, carpentry, painting, fire alarm, fire protection & attendant-call system, food service equipment, laundry equipment, and commercial appliances.
  3. Must be able to lift a minimum of 50 pounds
  4. Must be comfortable and able to work on a ladder of 20 feet
  5. Able to walk, bend, stoop, balance, crawl and reach for extended periods.
  6. Able to be on-call and work overtime and weekend schedule.
  7. Have a valid State of California Driver's License and pass background check.
  8. Possess strong organization skills, and strong interpersonal and communication skills.
  9. Able to prioritize, manage multi-functional task, work effectively under pressure, and against strict time constraints.
  10. Good leadership qualification.
  11. Computer literate comfortable with using a computer as part of a normal work day. Excel, Word, Email, Help Desk System, Reqlogic System.
  12. Able to plans and lays out work using blueprints, drawings, and general instructions.
  13. Fluent in English is a must. Bilingual in Cantonese or Spanish is not required, but preferred.
  14. Certificates related to Facilities Maintenance, prefer.
  15. Special understanding and sympathy for the frail elderly

Your final compensation offer will be determined based on factors such as skills, experience, education, and licenses/certifications. The pay range is expressed as an hourly rate regardless of FLSA status. Exempt positions are paid salaried and are not subject to overtime.
